Present unreal
αν + imperfect, θα + imperfect: Αν είχα χρόνο, θα ερχόμουν (if I had time, I would come). The imperfect isn’t about the past here — it marks unreality. The same θα ήθελα (I would like) is everyday politeness.
- Αν είχα χρόνο, θα ερχόμουν.If I had time, I would come.

Past unreal
For regret: αν + pluperfect, θα + pluperfect. Αν είχες τηλεφωνήσει, θα είχα έρθει (if you had called, I would have come). In speech the imperfect often covers both: Αν το ήξερα, θα σου το έλεγα.

μακάρι + subjunctive = possible wish: Μακάρι να έρθει! (may he come!). μακάρι + imperfect = unreal wish: Μακάρι να ήμουν εκεί (if only I were there). μακάρι + pluperfect = regret: Μακάρι να είχα προσπαθήσει περισσότερο.
